What changes if you switch
Buildium is built for management companies. Its higher plans list lower incoming EFT fees: $1.35 on Growth, and free for the first 12 months on Premium, then $0.60, against $2.35 on Essential. Its 2.99% card rate is the same on every plan.
Buildium also offers its own AI, Lumina AI, which Buildium says is available on select plans.
Compare the subscription with per-payment fees at your size. If you absorb payment fees on Buildium Essential, 30 incoming EFT payments a month at $2.35 come to $70.50, more than its $62 starting price. Proppely has no subscription until you set up online payments, then $9.99 a month per payments account however many units you have.
