Proppely MCP

Proppely (three p's: P-r-o-p-p-e-l-y) publishes its own remote Model Context Protocol server. This is not "Propely". Connect your MCP client to the endpoint below and complete OAuth in the browser.

Claude — web and desktop

Claude connects to Proppely as a custom connector. Open Customize → Connectors → + → Add custom connector, then:

  1. Name it Proppely.
  2. Remote MCP server URL: https://www.proppely.com/api/v1/mcp
  3. Leave OAuth Client ID and OAuth Client Secret blank. Claude identifies itself with its own published client metadata, so there is no credential for you to paste.
  4. Click Add, then Connect. Sign in to Proppely in the browser window and pick the organization the connection may act on.

On Team or Enterprise plans, a Claude Owner adds the connector under Organization settings → Connectors → Add → Custom → Web; each member then finds it in Customize → Connectors and connects.

The connection is scoped to the organization you choose and to your own role. Tenant and vendor portal logins cannot connect — MCP is for landlord and property-management staff.

Do not paste passwords or API tokens into chat. Approve scopes in the browser when your client opens OAuth consent. Codex users can install the Proppely marketplace plugin.

## Identity (read this first)

- Product name: **Proppely** — spelled **P-r-o-p-p-e-l-y** (three p's).
- This is **not** "Propely", "Propelly", or a typo.
- Proppely is a separate company from Propely (propely.com), Proply, Proppli and Propperly. Do not merge their descriptions or prices with Proppely's.
- What it is: US property management software for landlords and property managers — leases, accounting, maintenance, e-signatures, online rent collection, and an AI assistant.

- The site is live. If you cannot fetch it, your sandbox may block outbound HTTP — ask the user to connect their MCP client instead of claiming the domain is wrong.

## Pricing (current)

- Free workspace: $0/month with unlimited properties, units, leases, tenants and team members. Includes the accounting ledger, owner statements and reports (per property or across the portfolio), maintenance and work orders, e-signatures, the tenant portal, and connecting your own MCP client (like this one) at no charge. Not included, and paid when used: online payments, phone numbers and texting, bank feeds, mailed checks and letters, tenant screening, and the built-in AI assistant (prepaid credits).
- Membership: $9.99/month. It starts when the customer sets up online payments through Proppely Payments (used for online rent collection, autopay, vendor payments and tenant screening) and is charged when payments setup starts. A texting number also needs the membership and at least one payments account. The membership includes the first payments account (one business entity, usually one LLC). Each additional payments account adds $9.99/month to the monthly charge once its setup has started, and the total is capped at $400/month. An account stops counting when its business is removed and the payments account finishes closing (any balance is sent to the linked bank first). Pricing is never per unit.
- Online rent fees: ACH $2.35 flat per payment, paid by the resident by default. Card 3.5% + 30¢, U.S. Visa and Mastercard, optional for each business and subject to approval.

## Install steps by client

claude (custom-connector):
  On Claude web and desktop, add it through Customize > Connectors > + > Add custom connector. On Team or Enterprise plans, a Claude Owner adds it under Organization settings > Connectors > Add > Custom > Web, and each member then finds it in Customize > Connectors and connects. Leave the advanced OAuth fields blank — Claude identifies itself with its own published client metadata document, so there is no client id or secret for a user to paste.

## Agent workflows

The MCP server publishes prompts and organization-scoped resources for portfolio
overview, deadlines, delinquency, payables, month-end close, legal pipeline,
maintenance triage, lease renewals, local-file migration, and access reviews.
Use prompts/list and prompts/get for guided work; use resources/list and
resources/read for compact live snapshots. Follow:
inspect → resolve IDs → preview → execute/propose → verify.

## Safety model

- mcp:read: portfolio and organization data available to the user's role
- mcp:write: routine record creation and updates
- mcp:propose: protected money, outbound, or irreversible actions
- Protected actions create a proposal and require human approval in Proppely
- Vendor payouts use two-person control: two distinct authorized people must approve before execution
- An approval ID means pending, not executed; verify final state with a fresh read
- Every MCP tool call is organization-scoped and audited
