AI assistant usage
Every membership includes $5 of AI usage a month — roughly 500 assistant messages — so you can put it to work without buying anything first. Past that, AI runs on prepaid credits: buy any amount, they never expire, and you are only charged for what you actually use. This covers the in-app assistant, the desktop app, and any MCP client you connect.
Already pay for Claude or ChatGPT? Connect Proppely to it over MCP and run everything through the subscription you already have — nothing extra to buy here.
Add-on metered usage
A few things cost real money every time they are used — postage, a phone number, a carrier fee. Rather than bake them into everyone’s membership, they draw on one prepaid balance you top up when you want it. Nothing is charged without a balance, and adding a metered item never raises your $9.99.

Frequently asked questions
What is a "payments account"?
A legal entity you collect or send money as — usually one per LLC. Each one is separately verified and monitored with our payments partner, which is the only part of the platform that costs us money per customer. Your first one is included in the $9.99.
How many units can I have?
As many as you want. Units, properties, leases, tenants, and team members are all unlimited on every membership.
Can I have more than one LLC?
Yes — as many as you need. The first is included; each additional one is $9.99/month, and your total is capped at $400/month no matter how many entities you run.
Do I need a credit card to sign up?
No. Creating an account and setting up your portfolio is free. You add a payment method when you set up rent collection, which is when the membership starts.
Is the AI included, or does it cost extra?
Your membership includes $5 of AI usage every month — enough for ordinary assistant use. Heavier use runs on prepaid credits you buy in any amount: they never expire and you are only charged for what you use. You can also connect your own Claude or ChatGPT subscription over MCP and pay us nothing for AI at all.
Is payment processing included?
Online rent collection runs through Proppely Payments. ACH bank transfers are $2.35 flat (cheaper than AppFolio’s typical $2.49 eCheck). Card payments (Visa and Mastercard) are 3.5% + 30¢ and are optional per business. There is no platform fee on rent. You absorb card fees by default; you can choose to pass the published card rate to residents on U.S. credit cards only (never ACH, debit, or prepaid), where state and card-network rules allow. That pass-through is not live until processor surcharge registration is finished.
What does it cost to pay a vendor or move money out?
Nothing, at normal speed: paying vendors and moving money to your own bank are free by ACH and arrive the next business day. If you need it there in seconds, instant delivery is 1.5% of the amount — minimum $1 and capped at $10, however large the payment. You pay that, never the vendor: they receive the full invoice amount. Instant payments are final, and the receiving bank has to support instant transfers.
What if an ACH payment comes back?
Returned ACH (NSF, closed account, and similar) is $15, charged to you — not automatically to the resident. The original rent is unpaid again and the resident is asked to retry. Card disputes are $15 each, also charged to you.
