Add-on metered usage
A few things cost real money every time they are used — postage, a phone number, an enhanced listing photo. Rather than bake them into everyone’s membership, they draw on one prepaid balance you top up when you want it. Nothing is charged without a balance, and adding a metered item never raises your $9.99.

Frequently asked questions
What is a "payments account"?
A business you collect or send money as — usually one per LLC. Each one goes through business verification and ongoing monitoring with our payments partner, and it counts toward your membership once its setup has started. It stops counting when you remove the business and its payments account finishes closing. Your first one is included in the $9.99.
How many units can I have?
As many as you want. Units, properties, leases, tenants, and team members are unlimited on every workspace, free or paid.
Can I have more than one LLC?
Yes — as many as you need, at no charge. Pricing counts payments accounts, not LLCs: the first payments account is included, each additional one is $9.99/month, and your total is capped at $400/month.
Do I need a credit card to get started?
No. Setting up your account and portfolio is free. You add a payment method when you start the membership to set up online payments, or when you buy AI credits or other prepaid add-ons.
Is the AI included, or does it cost extra?
Two ways. Connect Claude or another MCP client to Proppely and work through the AI subscription you already have: that costs nothing from us. Or use the built-in assistant, which runs on prepaid credit packs of $10, $25, $50 or $100: credits never expire, and your balance only goes down for what you use.
Is payment processing included?
Online rent collection runs through Proppely Payments. ACH bank transfers are $2.35 flat. Card payments (U.S. Visa and Mastercard) are 3.5% + 30¢, optional per business, and subject to approval by our payments partner. There is no platform fee on rent. Residents pay the $2.35 ACH fee by default as a disclosed bank-transfer processing fee, where permitted by applicable law; you can absorb it in Payments settings. Card fees are paid by you by default. You can pass the card fee to residents on U.S. Visa and Mastercard, including debit and prepaid, as a disclosed processing fee.
What does it cost to pay a vendor or move money out?
Nothing, at normal speed: with Proppely Payments, paying vendors and moving money to your own bank by standard ACH carries no Proppely fee and usually arrives in one to two business days. If you need it there in seconds, instant delivery is 1.5% of the amount — minimum $1 and capped at $10, however large the payment. You pay that, never the vendor: they receive the full invoice amount. Instant payments are final, and the receiving bank has to support instant transfers.
What if an ACH payment comes back?
Returned ACH (NSF, closed account, and similar) is $15, charged to you — not automatically to the resident. The original rent is unpaid again and the resident is asked to retry.
