Why the fourth unit changes the maths
Landlord Studio’s free tier is generous for three units and includes online rent collection, which several free plans do not. The question is only what happens on the fourth.
Pro at $12/month billed annually plus a charge for each unit above three means the subscription tracks your portfolio. That is fine if the software grows in value at the same rate, and expensive if you are mostly buying the same features again. Two ways out: a free plan with no unit cap, or a price that is not indexed to units at all.
What Landlord Studio does that its free rivals mostly do not
Worth saying plainly before you move: Landlord Studio’s paid Pro plan includes a direct Xero connection. If your accountant works in Xero and that link is why you chose it, replacing it is a real cost and none of the free plans above is a like-for-like substitute.
